Furnished 3-Storey Villa with Scenic Views and a Yard of 2000 sq.m. just 20 km to Vratsa

Solid villa with a nice yard and great views situated in the outskirts of a small town 20 km away from Vratsa, Bulgaria. The property has good access as it is situated next to a public road. The villa is part of a small villa zone of several houses situated just outside the boundaries of the town. The real estate is located on a small hill which is well sunlit during the whole day.

The building has a very solid structure made of masonry, concrete and steel. The structure was started in 1984 and finished two years later. It was refurbished 4 years ago and currently the owners are doing more internal repairs the most important of which is building a new bathroom with shower and toilet on the ground floor at the far end corner of the garage.

The villa has three levels – ground floor, first floor and second floor. The ground level consists currently of a garage and a dining room which also serves as area for small family celebrations. This premise is built and decorated in a traditional manner with the main thing here being the fireplace which gives additional coziness in the winter evenings. Through a door at the back of this room one can access a short corridor connecting the stairs with the garage and the future bathroom. By taking the stairs you get to the first floor. Here you have another corridor which connects the living room with the near terrace and both the lower and upper level. The living room also has kitchenette. Through the terrace here one can enter the yard as there is a side entrance. If one continues to climb up the staircase you get to the second floor. Here again you have the same layout as on the first floor – a terrace, one big room and a corridor connecting them. This here is the bedroom which is quite nice and spacious.

There is a possibility to transform some of the space in the villa thus enclosing one or both of the terraces and this way creating more usable living space. The building also has a small attic level which provides access to the space under the roof and can be used as storage.

The land is 2000 sq.m., situated mostly at the back and to the side of the villa. The property has two fresh water-wells which are used both in the household and as a source of watering the garden. The owners have turned the yard into a small orchard full of various fruit trees which are in very good shape: cherries, plums, pears, peaches, apricots, apples, etc.

Around the villa the owners have created a small flower patch with roses and other flowers. Still, there is enough space to build additional structures here or to make an extension if you wish.

The property is less than a kilometer away from a school, shops, a bus stop, a pharmacy and about one and a half kilometers away from the center of the town and the train station. It takes about 3 minutes to get there by car and about 7-8 minutes by foot.

The villa borders two other deserted plots of land which have turned into a forest as nobody used them for a long time. This brings lots of peace and fresh air. The town is the center of the local council so it also provides administrative services, shops and bars, two gas stations, car service station, car wash, sports grounds, etc. The train station has direct links to the near cities of Vratsa and Montana and the capital city of Sofia.

Sofia is about two and a half hours away by car or train from here Vratsa and Montana are between twenty and thirty minutes away depending on the traffic.
