Big Country House with Yard of 1653 sq.m. Yard in a Big Village in Vratsa Region
The property is located on the main street of a big village halfway between the cities of Vratsa and Montana in the Northwest of Bulgaria. The house has 2 floors and a big attic. All levels of the building are connected with solid internal staircase. The house was built in the early 1990`s and was finished but only on the outside. The interior of the house requires additional work in order for the place to be finished and made livable.
Both the ground floor and the second floor share identical layout. Downstairs you enter into a small lobby situated at the side of the house. From there you go into the common area with the staircase. Here starts the corridor which leads into the premises. To the left you have space designed for bathroom with toilet. To the right there are 2 bedrooms and at the bottom is the big and bright room for a spacious living room with kitchenette. The living room and the master bedroom share a common terrace located at the front of the house. As one goes further up the staircase, you get to the second floor.
Just like on the ground level, here one can find premise for bathroom, 2 bedrooms, a terrace and a living room with kitchenette. The attic level above is very spacious and it can be rearranged and divided so that it can become an actual third floor. The builders have left here the possibility to make a fully usable bathroom and at least 2 more premises – living room with kitchenette and 1 bedroom.
The house had been empty for almost a decade now which had led to a necessity of some repairs before the beginning of the finishing works on the inside. There are some boards and side skirts on the roof that are not in place or need to be changed otherwise the roof itself is in pretty good condition as visible from the interior photos of the attic space.
Behind the house one can find the main gate as well as the driveway, the foundations of a garage, storage building and a premise for the central heating unit. The construction of these units was never completed as they were supplementary buildings that were designed to be build and put in use once the whole house is completed both from the inside and outside.
The property has a nice, flat, spacious plot of land of 1653 sq.m., which offers plenty of open space and very good conditions for farming.
The village where the house is situated is nice and lively and is just 10 km away from the nearest town which is also the seat of the local council and offers administrative services, police station, small hospital, pharmacy, gas stations, grocery stores, school, kindergarten, etc. The town can be reached via road and rail as it also has a train station just like the village.
The house is located halfway between the train station and the main square of the settlement. At the center one will find the mayor`s office, the post office, a grocery store and a coffee bar. In the opposite direction is the train station which is served by local trains which connect the village with the seat of the local council and the town of Krivodol, as well the cities of Vratsa and Montana, Vidin, the national capital city Sofia and many other settlements across Bulgaria. It takes just a little over 2 hours of driving to get to here from Sofia International Airport.
