Big Property with 2 Houses and Big Plot in Quiet Area in the Outskirts of a Village, 35 km to Vratsa

The property consists of a big & solid country house, spacious garden and a second, older house with a small annex. The main building has 2 floors and the ground level consists of a dining room, living room with fireplace, kitchen with fireplace and a toilet. There is also a small porch at the front of the house. Through the solid internal staircase one can go to the second floor, which includes a living room, 2 bedrooms and a bathroom with a toilet. A little balcony at the back and a wide, long terrace at the front provide nice views towards the yard and the surrounding area.

The house also has an attic space and 2 basements. It was built in the mid 1980`s and represents a distinctive architectural style which is not typical for this part of Bulgaria and makes the property unique and easily standing out from all other houses around. The wooden elements on the building (both inside and outside) are handmade and need some small amount of refreshing, refurbishment and care in order to be brought back to great looks. The roof is in good condition and the outside of the house has natural heat insulation provided by a specific type of mineral sand used in the outside plastering. The property has electricity, it is connected to the main water supply and there is an existing cesspit in the yard.

The plot is 1500 sq.m. and provides lots of open space along with several fruit trees and flowers. Further into the yard one can find the old house which is still in place. It was built in the late 1930`s and currently need lots of work but along with the annex attached to it, they can make a nice guest house. The old building has one floor with 3 rooms and a basement beneath it. The extension attached to it has 2 additional premises.

The property is situated in a quiet area in the outskirts of the village next to a road, so the access is easy during the whole year. The surroundings provide good conditions for variety of outdoor activities. There are an old monastery, a small dam and a river within several kilometers from here. The center of the village is at about 5 minute walk from the house. There you will find the local post office, the mayor`s office, a small grocery shop and a coffee bar. The next village down the road is quite big and offers a construction material store, restaurant, several bars and grocery stores. It is about 5 miles away from the property.

The landscape around the village creates a beautiful scenery as hills mix with wide open fields and forests. The oldest spa resort in Bulgaria is about 30 km away from here and within about one hour distance one can enjoy skiing in the area near Kom mountain peak. It takes approximately 2 and a ½ hours of driving to get from Sofia International Airport to here.
