Big Villa with Garden in a Forest Area just 6 km to Vratsa city, Bulgaria

The property consists of a building on two floors, a garage attached to it and a garden with a vineyard and a few fruit trees. The ground floor of the villa has a short corridor leading to a solid internal staircase and connects two rooms – living room and kitchen. The kitchen has a spacious terrace, so the whole kitchen and terrace are can be rearranged into a wide living room with kitchenette and with the terrace being enclosed completely in order to provide a space for a bathroom with toilet. This way the current living room can easily be turned into a bedroom.

Over the solid internal staircase one can go to the second floor which shares the same layout as downstairs. Here you have two rooms designed to be bedrooms. The master bedroom has a terrace with great panoramic views towards the whole garden, the near forest and the neighboring properties. There is also a small premise in the attic which can be reached with a ladder. It is used as a storage for clothes, old furniture and items.

The villa also has one additional room under the first floor and another premise next to it below the garage. The buildings in the property are relatively new and are not fully completed. They still need work outside as well as inside (mainly plastering, new windows and finishing works). The structure is very solidas it is masonry with steel and concrete plates between the floors.

The property has electricity and its own private water source – a fresh water well. The garden is in very good condition. Here one can find a vineyard, several fruit trees as well as a vegetable garden. The property is surrounded from two sides by forest. It also borders the neighboring villa and the road which passes behind the property.

The house is part of a villa zone which is more inhabited during the spring to autumn period and is very quiet and peaceful. Most people come here during the weekends to take care of their vineyards, enjoy some peace, quiet and fresh air. The villa zone is located about 10 minutes away from the city and can be reached via public bus transport, car, bike or by foot.

There is a bus stop about 8-10 minutes away (by foot) from the villa. The road which goes to the property is in good usable condition and the place can be reached without any problems. Except for the garage which is in the property, there is a small parking area not far away so one can leave their vehicle there.

Vratsa is the nearest settlement to the villa zone. It is a big city which is also the administrative capital for the area and as such provides plenty of shops and stores, restaurants, hotels, bars, coffee shops, a museum, a regional hospital, private hospitals, dental services, police station, schools and kindergartens, gas stations, etc. The area around Vratsa has several important tourist sites and landmarks such as historical monuments, a big cave, nature park, a ski track, a lake, monasteries, etc.
