This is an attractive land investment opportunity for anyone interested in owning a large plot of land (23,541 sq.m.) in the outskirts of Boykovetz, a highly sought-after village in Bulgarian film and academic circles. It is just under an hour and a half from Sofia and on 15 minutes’ drive to the town of Etropole.

Distances:
• 88 km/55 miles to Sofia Airport
• 24 km/15 miles to Pravetz (spa and golf resort)
• 10 km/6 miles to Etropole (major town)

The land is set in the mountains and offers breathtaking panoramic views across the valleys of the Balkan mountain chains. It’s a beautifully rural setting. The public road ends in the village, which means there is no through-traffic to damage this unspoiled beauty. The background is instead roosters, and the bells on the horses running in the fields, as well as flocks of goats, sheep and cows taken out by the villagers.

This is agricultural land to buy as an investment as the prices are going up. Alternatively, you could obtain permission to build, as some nearby plot owners have done already. Keep in mind that A 35 sq.m. cottage could be built without a need of changing the status of the land. There are some houses built in the proximity and they have access to water and electricity. Dirt road is leading to the plots, but it’s hardly ever used.

The village has a small river cutting through the valley and in the summer you can enjoy picnics in the shade of the woods surrounded by dragon flies.

There are a couple of small hotels in the village and the local mayor is a friendly shop-owner who is always very helpful and welcoming. As well as the locals, there are some British and Israeli families who are already settled in the area, as well as Bulgarians who live abroad, but come here during the summer holidays. The local community has always been very friendly and supportive to foreign newcomers.
