Location in the village:

This house is located in a very well developed and sought after village. Business people from Plovdiv and Stara Zagora as well as foreigners buy properties in this village and renovate them.

This property sits on a corner plot. There are two wooden gates from the main road, one being in front of the entrance to the garage and the other being the pathway to the property. There is also another metal gate, which provides the entrance from the other side where the barn is located, which is ideal for additional vehicles.  

The size of land is 1430 square meters. The larger part forms the maintained garden by the house and there is also some uncultivated land with the barn above the property.

Mains water and electricity are connected. Fast internet is also connected. 

Construction and layout:

This property is built of locally sourced stone, not only beautiful but also easy to maintain.  The whole house has brown PVC double glazed doors and windows. There are two entrances downstairs (one directly to the kitchen and one to the living room). There is an external door to the second floor, which leads to the corridor, off which one can enter two bedrooms.  

DOWNSTAIRS: There is a kitchen, a bathroom, a dinning room and a sitting room downstairs. Kitchen has vaulted ceiling, wooden kitchen units, fitted cooker and extractor fan. The floor has been beautifully tiled thought the whole ground floor. In the bathroom there is a Jacuzzi bath fitted, white vanity units with sink, a toilet and fitting for a washing machine. The house also benefits from a professionally constructed septic tank. The dinning room and living room have wooden ceilings, which have been painted and varnished. There is an internal stone and wood staircase, which connect the ground floor with the second floor. The whole house has been re-wired bringing it to European standards. This floor is slightly below the ground level, which provides natural insulation. In the summer this floor has very pleasant and cool temperature, whereas in the winter it is being warmed up by the surrounding soil. There is under-floor heating installed in both the bathroom and in the kitchen. The central heating system which is only partly installed will run on gas. There are radiators fitted in the dinning room, living room and in the corridor downstairs. 

UPSTAIRS: There are two bedrooms upstairs. One of them has a door, which was planned for an access to the outside veranda as there are beautiful views to the surrounding hills. This room has been painted white. The floor upstairs is wooden and it is in a very good condition. There is an air-conditioning unit upstairs, which blows cold and hot air.

GARAGE: At the back of the property there is a purpose build garage, which can accommodate two vehicles. It is built in such a way, that you can make another floor on the top of it and connect the additional space with the existing two bedrooms and corridor.

STORAGE ROOM: There is a storage room attached to the kitchen, which has a separate entrance.

Garden:

This property sits on two levels. There is a beautiful grass garden in front of the property, which consists of four different parts. There are several purposely built flower beds, which have been built out of stone and where plants have been planted. The second level has a stone barn on it with some land in front of it. There are several plums trees on the border of this level and they are separating this property from the next door neighbour. The property borders two roads and there are lovely high stone built walls separating the garden from the road providing much privacy and is ideal for security.

Advantages:

CHEAP AND CONVENIENT FLIGHTS: Plovdiv airport is only 50 minutes drive. Sofia airport and Burgas airport are both 200 km away. 

LOCATION: This property is located in a very prestigious village with majority houses being made from beautiful local stone. It is near at the edge of the village, about 200 meters from woodlands and 50 meters from the mountain stream. The are two vine producers in a close proximity and they provide spa, swimming pool, tennis table, restaurant, accommodation etc. 

ACCESSIBILITY: The road to the village is asphalt and has been re-surfaced a few years back. It is in excellent condition. The nearest town – Chirpan is 13 km away, it is the municipal town for the area and has all the amenities that you could need. The village is conveniently located between the two very beautiful cities of Stara Zagora and Plovdiv.
