Buyers guide
How to buy property in Bulgaria
Contents
1. Finding a property
Search our current listings or send us your requirements. If you cannot find a suitable property, contact us and we will try to identify alternatives that match your criteria.
2. Requesting more information
Use the enquiry button on any property page to ask for additional information. We will provide any further details available to us and answer questions about the property and its location.
3. Planning an inspection trip
Photographs and videos are useful, but they do not replace seeing a property and its surroundings in person. We can help you plan a viewing trip and coordinate appointments.
4. Viewing properties
We recommend allowing enough time to view several suitable properties and, where useful, more than one area. This gives you a better basis for comparing condition, access, surroundings and value.
5. Legal structure and land ownership
The appropriate purchase structure depends on the buyer, the property and current Bulgarian law. Before committing to a purchase, obtain up-to-date legal advice regarding ownership, land and any company requirements that may apply to your circumstances.
6. Reserving a property
When you decide to proceed, the property may be reserved subject to agreed terms and a preliminary contract. The amount, timing and refundability of any deposit should be clearly stated in the agreement before payment.
7. Negotiation
Where a seller is open to negotiation, we can assist after you have reviewed the property and the relevant information.
8. Taxes and fees
In addition to the purchase price, buyers should budget for agency fees, local transfer tax, notary fees, registration costs and any legal or translation services required. Exact amounts depend on the property and transaction and should be confirmed before completion.
9. Payment and completion
The final purchase is completed through the appropriate Bulgarian legal and notarial process. Payment arrangements should be agreed in advance and handled through traceable, documented channels.
