Why buy a house in Bulgaria?

The capital growth for houses in Bulgaria is around 15% in 2007. No matter what the reason for buying in Bulgaria is: pure investment or as both an investment and holiday home, you will be making a sound investment as property prices in Bulgaria are still low compare to other holiday destinations in Europe.

Do I need to set up a company in Bulgaria when buying a house in Bulgaria?

Yes, you do need to set up a company when buying a house or land in Bulgaria. The costs are about 500 Euros.

What are the additional (hidden) costs of buying a house in Bulgaria?

As a buyer of a real estate property you will have some additional costs connected with purchasing of the property:

1. Agency commission - it is 3 percents of the property price and it is not less than 500 EUR.
It should be paid at the moment of signing of the Preliminary contract.

2. State taxes and notary fees – they should be paid at the moment of signing of the Final contract (New Title deeds).
State taxes are set by the local municipality and may vary depending on the location of the property. Usually they are between 3-4 percents of the property price.
Notary fees also vary depending on the price of the property but they can not exceed 3000 levs (1540 EUR).

3. Company registration fee (foreign investors who are buying land (house with land) only) – 500 EUR.

4. Petrol costs – we charge 0.20 EUR/km in order to cover petrol costs when we show properties to our clients.
They should be paid after we finish the property viewings. Please note this money are 100 percents refundable if you decide to purchase a property through our agency.

Is there any risk of buying a house in Bulgaria?

No, there is no risk whatsoever. All our offers are checked by our people in Bulgaria, but in any case we recommend you take an independent solicitor, who will conform this.

Can I finance my purchase of a house in Bulgaria?

On some occasions we can help you finance your purchase by borrowing usually up to 70% of the cost of the house.
