Plumbing was added in the 60ies I was told, and the whole property is wired. There has been living only one family here, one couple till old age, and I was told the lady had been born in the house. Therefore, the property was lovingly looked after.

The main houseconsists of 3 rooms on the upper floor, which is reached by an outside stair case. Underneath is the basement with a solid natural stone foundation, and solid natural wooden beams. One basement room has a brick floor, and several wooden windows, it would make a fantastic and cosy farm house kitchen.

The summer househas a kitchen, currently consisting of the old sink. The summer house has plumbing, the water supply comes from the village. Though the property has its own well, plus an outdoor sink in the garden.

The summer house has also a small dining room and a bathroom with a wood burning shower and a sink, both are connected to the water supply. Toilet is either the traditional outhouse in the garden as found in most older Bulgarian village houses, or in form of a composting toilet, I have built. The property offers plenty of space for a septic system, though.

There are two solid brick houses, that are marked as such in the official property plans, on the property: two red brick barnswith clay tile roofing, done the traditional way. There is also the grainery in the heart of the property, which was used for drying and storing grains, seeds, herbs, nuts, and feed. The basins for storage are still there. The grainery needs replastering but is other wise in great condition.

The back yardincludes a vineyard, and an area for crops. With some basic clearing and care, this area can thrive again. The property is rich in trees, offering shade and character.

 

This property has endless potential, whether for a single owner, a family, or even a community or eco tourism project. It's been lovingly preserved and maintained over the years. Heating is provided by wood-burning stoves. The house comes with two efficient stoves included. plus the wood burning boiler in the bathroom(those are still sold up to date in Bulgaria).
Personally, I have used a solar shower this year, as one can easily let the sun warm water.

The property features various trees, grapevines, hops, and a variety of herbs and plants. It attracts small local wildlife (such as butterflies, bees, frogs, birds, ...), adding to its charm. You can even have your own horses here. There is plenty of space for animals, as the whole front side had originally been used for animal keeping, and it is enclosed, there is a wall between the two front yards, too, for this purpose.
