2 Rural Houses with a Total of 76,000 m2 Land in the Heart of Elena Balkan Mountains

General:
Located in central Bulgaria, on the northern slopes of the Balkan mountains, in Veliko Turnovo region, 25 km east of Elena town, on the outskirts of the small village of Boikovtsi. The Elena Balkan is one of the ecologically cleanest regions in Bulgaria - one reason for buying here.

The vast majority of the forest around here is decidious, or broadleaved, meaning you get the full impact of the change of seasons - spring and autumn here are simply beautiful, and should be experienced.

There are 2 houses and a large barn with basement. The buildings total 362 m2 under roof, 135 m2 living accommodation, and 227 m2 outbuildings. Houses to be sold unfurnished. Access to the 2 houses is via a 600 m long dirt track, now greatly improved, so the houses are very private. This second house would be perfect for retreat holidays. All buildings are at c 525 m altitude, and the 2 houses are 100 m from each other.

The main house and barn date from 1910 and are very well and massively strongly built. All roofs have been renovated, raincatchers have been added.

Main house:
House itself is 69 m2 with 4 rooms and it is cleverly designed:
There is an annexe (19 m2) with its own entrance and fireplace, therefore
it is classified as a separate house in the documents, but there is also access to the annexe from the corridor in the main house, and from the annexe to a shed (38 m2), meaning that there are 126 m2 all under one roof, so during hard winters you do not have to go outside at all for firewood etc.

Large terrace added, using old materials. All 10 windows are new with 24 mm double glazing. All 3 chimneys rebuilt. Ouside toilet space, needing renovation, attached to rear of annexe.

Extra shed:
13 m2, attached to the shed mentioned above, has an open front and could very easily be turned into a communal area, such as shower/toilet/kitchen unit for eco tourists.

A few metres away from this shed is the foundation of an earlier house with a stone fireplace, this could be turned into a socialising area.

Barn/Basement:
The barn was originally 67 m2, but extra space of 55 m2 was added c 2005 by previous owner to one side and at rear with iron sheet roofing
(this added section requires some renovation), so now a total of 122 m2 under cover.
A section is used as garage with modern up-and-over door. The big hayloft could be turned into 2 holiday apartments.

Second house:
47 m2 with 2 rooms and a small store room under one roof, plus a newly built outside 2-seater composting toilet hut, truly "a loo with a view".
Located slightly lower than the house, there is an old foundation with back wall, with a little ingenuity this could be turned into an earth house.

Heating/Cooking:
Wood burning stove in both houses. Gas cooker with bottled gas in both houses, and of course cooking on the wood burner during the winter.

Land:
7,6 hectares (76,000 m2 or 19 acres) of pastures and forest, with many fruit and nut trees. The southern boundary of the property is the regional border with Sliven, meaning that all the land is within Elena Municipality in Veliko Turnovo region, and the northern boundary is a small stream. The pasture lands are very well suited to horses and to livestock like cows, goats and sheep.

Eco Tourism:
The potential is there and it is massive.
To start with, there is already the second house for rentals.
And, over time, you could build various eco-friendly house types and offer people a taste of off-grid living. Or, for a quick start, simply park a few caravans in some of the many beautiful spots.
